Use this checklist during the final 5–7 days before closing to confirm your signing arrangements, prepare the property for handoff, review the final numbers, and clear anything the closing provider still needs from you.

Confirm Your Closing Arrangements
About a week before closing, contact your Title company, Escrow company, Closing Attorney, or other closing provider. Confirm the signing details and ask whether they still need anything from you.
Jump to Section: Confirm When, Where, and How You’ll Sign | Ask Whether Anything Is Still Needed From You
Confirm When, Where, and How You’ll Sign
Confirm:
- The scheduled signing date and time. If you’ll sign before the official closing date, confirm when the closing provider needs your completed documents.
- Where or how you’ll sign. Confirm the office location or approved remote-signing arrangement.
- Who must sign. Make sure every required seller knows when and how to participate.
- What identification you need. Check the closing provider’s requirements and make sure your identification is current.
- Whether you need special signing arrangements. Set up remote signing, a mobile Notary, or another approved option in advance if you won’t sign in person.
If you can’t attend a traditional signing, see Remote Real Estate Closings: Notaries And Mail-Away Signings for other ways to complete the paperwork.
If someone else will sign on your behalf, coordinate that arrangement with the closing provider before closing. Using A Power of Attorney To Buy Or Sell A House explains how that process works.
Ask Whether Anything Is Still Needed From You
Once you’ve confirmed the signing arrangements, ask the closing provider:
- Is there anything you still need from me before closing, or anything on the seller side that could keep us from closing as scheduled?
If the answer is yes, find out:
- What you need to provide or complete
- Who will handle each remaining item
- When it needs to be resolved
Then complete your part before the deadline.
Prepare the Property for the Final Walkthrough and Handoff
Before the buyer’s final walkthrough, finish the work needed to deliver the property as agreed and prepare the home for handoff.
Use this final check:
- Complete any agreed repairs or other work. Finish anything you promised to complete before closing and provide any documentation required by the agreement.
- Finish moving out. Remove your belongings, trash, debris, and anything else that isn’t part of the sale.
- Leave the property in the required condition. Follow the condition and cleaning requirements in your purchase agreement.
- Leave everything that stays with the home. Double-check included Fixtures, appliances, personal property, and other items you agreed to leave for the buyer.
- Gather access items. Collect keys, garage remotes, gate remotes, mailbox keys, fobs, and other access devices the buyer should receive.
- Transfer connected-home access. Transfer smart locks, thermostats, doorbells, alarm systems, or other connected devices included with the property, and remove your personal account access where appropriate.
- Confirm the final walkthrough timing and access. Know when the buyer plans to visit and make sure they’ll have the agreed way to access the property.
- Keep the property protected and operational. Maintain required utilities, basic property care, and major systems through the walkthrough and handoff.
- Confirm when possession transfers. Be fully out and ready to hand over the property by the date and time required by the agreement.
- Coordinate your homeowners insurance. Arrange the end of coverage with your insurer so you don’t cancel the policy while you still own or remain responsible for the property.
The buyer’s final walkthrough verifies that the property is ready for handoff. See The Final Walkthrough: A Shared Standard of Ready for Buyers and Sellers for the complete walkthrough-ready standard.
Review Your Final Closing Numbers and Proceeds
Before signing, review the final closing statement so you understand the transaction amounts, seller charges, adjustments, and the proceeds you expect to receive.
Jump to Section: Check the Transaction Amounts, Seller Charges, and Credits | Verify Prorations and Your Expected Net Proceeds | Resolve Any Discrepancies Before You Sign | Confirm How Your Proceeds Will Be Delivered
Check the Transaction Amounts, Seller Charges, and Credits
Start with the major numbers and compare them with your purchase agreement, amendments, and prior estimates.
Check:
- The sale price
- Seller concessions or credits
- Real estate commissions, if applicable
- Mortgage or other loan payoffs
- Title, escrow, attorney, Recording, transfer, or other seller closing charges
- HOA or condominium charges, if applicable
- Other deductions or credits tied to the transaction
Focus on whether the final statement reflects the deal you agreed to and the charges you expected.
For a deeper breakdown of seller-side expenses, see Closing Costs Guide for Home Sellers.
Verify Prorations and Your Expected Net Proceeds
Prorations divide certain costs between buyer and seller based on the closing date. Review the applicable adjustments on your closing statement, which can include:
- Property Taxes
- HOA dues or assessments
- Rental income or tenant-related charges
- Utilities or other expenses being divided through closing
- Other credits or adjustments required by the agreement
Then verify your expected net proceeds after the closing statement accounts for payoffs, seller charges, credits, and adjustments.
For a deeper explanation of how these adjustments work, see The Math of Closing: A Guide to Prorations, Credits, and Prepaids.
Resolve Any Discrepancies Before You Sign
If an amount looks wrong or you don’t understand a charge, resolve it before signing.
For each questionable item:
- Identify the line item or amount
- Compare it with your purchase agreement, amendments, or prior estimate
- Ask the closing provider to explain the calculation
- Ask the closing provider to correct any inaccurate amount
- Review the revised statement before signing
Final figures can change as payoff amounts, taxes, prorations, or other adjustments become final. Ask the closing provider to explain any change that affects what you owe or receive.
Confirm How Your Proceeds Will Be Delivered
Confirm how and when the closing provider will send your sale proceeds.
Ask:
- Whether you’ll receive a wire, check, or another form of payment
- What information the closing provider needs from you
- When they expect to release the funds
- How you should verify payment or wiring instructions
If you’re receiving a wire, verify the instructions through a trusted phone number or another contact method you already use with the closing provider. Treat any last-minute change to wiring or payment instructions as suspicious until you verify it directly.
See Real Estate Scams & Wire Fraud Prevention for a full walkthrough of how to protect closing funds.
